The Simplest Way to Decide if a Property Is Worth It

If you can’t explain a property on one page, you probably shouldn’t buy it. This post gives a one-page test that forces clarity on any real estate decision.

A strong property can be summarized clearly. You should be able to write:

What you’re buying

Why this location wins

Who the tenant or future buyer is

What it costs to own

What it realistically returns

What your exit plan is

If any section is vague, that vagueness becomes risk.

One-page template thinking

Asset: type, size, key features

Location: transport, daily life, demand drivers

Costs: purchase, fees, monthly running costs, maintenance

Income: realistic rent, vacancy buffer, net estimate

Exit: who buys later, why, and likely timeline

When this page is strong, the purchase is calm.
